These terms govern your use of Future Home Dyrrah's website. Property purchases themselves are governed by a separate, signed sales contract executed before an independent notary in Albania — nothing on this site forms a binding offer to sell.

2. Nature of the information
All property details, prices, sizes, delivery dates, plans, renderings and indicative yield ranges shown on this site are for marketing purposes and are non-binding. Final terms — price, exact metric area, delivery date, layout — are set only by the signed sales contract before the notary. Where an image is an architect's rendering rather than a photograph, we mark it as such.
3. No financial advice
The Investment Math section illustrates a public-domain industry range for short-let yields on the central Albanian coast. It is not a forecast, not a guarantee of rental income, and not a financial product. Real returns depend on the specific unit, location, season, operator and platform. Always seek independent financial and tax advice before purchasing.
4. Your inquiry
Submitting the contact form is a request for information, not an offer to buy and not a reservation. We will reply within one business day. A reservation requires a written reservation agreement and a deposit (typically €1,000) to a designated business account. A purchase requires the signed sales contract before the notary. We do not accept cash payments on this site.
5. Acceptable use
You agree not to:
- Submit false, misleading or another person's information through the contact form;
- Attempt to disrupt the service (rate-limit evasion, scraping at industrial scale, exploit attempts);
- Reproduce substantial parts of the site (copy, renderings, project descriptions) without our written permission.
6. Intellectual property
The brand mark "Future Home", the page copy, the architectural renderings and the photographs are the property of Future Home Group and Future Home Dyrrah respectively, or licensed to us. Limited personal, non-commercial viewing is permitted; everything else requires our written consent.
7. Links to third-party sites
We link to Meta (Facebook, Instagram), LinkedIn, Google services, partner banks and notaries. We are not responsible for the content or privacy practices of those sites — they are governed by their own terms.
8. Limitation of liability
To the extent permitted by Albanian law and applicable EU consumer-protection rules, we are not liable for indirect or consequential damages arising from use of this site. Nothing in these terms limits our liability for fraud or for personal injury caused by negligence.
9. Foreign-buyer specifics
Foreign nationals can buy apartments in Albania freehold in their own name with no nationality restriction. Title is registered in the Albanian public cadastre. The 3% transfer tax, the 15% flat rental-income tax, and notary fees (~€200–500) apply. Tax positions can change — verify the figures with a qualified Albanian tax advisor at the date of your contract.
10. Governing law and jurisdiction
These terms are governed by Albanian law. Disputes arising from your use of the site are subject to the exclusive jurisdiction of the courts of Durrës, Albania, save where mandatory consumer-protection rules in your country of residence give you a more favourable forum.
11. Changes
We may update these terms. The effective date at the top of this page reflects the current version. Continued use after the date constitutes acceptance of the changes.
