Why we build in Durrës — Dyrrachium, then and now

Durrës is Albania's port city and second-largest urban centre. It sits where the coast bends west into the Adriatic, 30 minutes by motorway from Tirana International Airport. Two and a half thousand years ago it was Dyrrachium — the Roman-era starting point of the Via Egnatia. Today it is a working city with a Roman amphitheatre still in its centre, and one of Europe's last stretches of unbuilt Mediterranean coast just south of it: Qerret, Golem, Kavajë.

Buying from abroad — a four-step process

  1. Inquire

    Tell us your budget, intent (second home / pure investment / future relocation) and timing. We send back 3–5 matching units within 24 hours, in your language.

  2. Tour (virtual or in-person)

    We do live video walk-throughs from the unit, drone footage of the residence and neighbourhood, and a Q&A with the sales lead. Or fly out — we'll meet you at Tirana airport (TIA) and host the visit. Many buyers reserve before visiting.

  3. Reserve and contract

    Reservation deposits start at €1,000 and lock the unit and the price. The pre-contract is signed at an independent notary (in person or by Power of Attorney) — typically with 30% on signing and staged instalments through construction.

  4. Handover, cadastre, keys

    Final balance on completion, title registration at the Albanian public cadastre in your name, keys, optional handoff to our managed-rental partners. We support the entire post-purchase admin.

Roughly a third of our foreign buyers complete the entire process without setting foot in Albania until handover. It works.

The questions buyers actually ask

  • Can foreigners buy property in Albania?
    Yes. Foreign nationals can buy apartments freehold in their own name, with no nationality restriction. Title is registered in the Albanian public cadastre. The process is the same as for an Albanian buyer; the only practical difference is that you'll need a local tax identification number (NIPT/NIPI), which we help arrange.
  • Can I buy from abroad without flying in?
    Yes. We do live video tours, send drone footage, share floor plans and full notarial documents in your language. The sale itself can be signed by Power of Attorney at any Albanian embassy or apostilled at home. Roughly a third of our foreign buyers don't visit until handover.
  • What taxes apply when buying and owning?
    Buying: 3% transfer tax (on purchase) and notary fees (~€200–500). Owning: a small annual property tax based on cadastral value. Renting it out: a flat 15% income tax on rental income. There is no wealth tax and no inheritance tax to direct heirs.
  • Can I get a mortgage as a foreigner?
    In practice most foreign buyers pay cash or use the developer's installment plan (typical structure: ~30% on signing, staged instalments through construction, balance on handover). Albanian banks do offer mortgages to foreigners but conditions vary; we can introduce you to partner banks.
  • Who manages the rental when I'm not there?
    We work with a network of vetted local short-let operators who handle bookings, cleaning, check-ins, taxes and reporting. You can also self-manage via Airbnb / Booking.com — many of our owners do. We disclose the operators we recommend; we are not exclusive to any one.
  • Can I resell? How liquid is the market?
    Yes — there are no restrictions on resale by foreign owners. Liquidity is best for ready, well-located, smaller units (1+1, 2+1) on the central coast. Resale typically takes 3–9 months in normal conditions. We don't promise specific resale prices — directional examples on request.
  • Does buying property give me residency or a visa?
    Property ownership alone does not grant Albanian residency, but it materially supports a residence permit application (along with proof of income / health insurance / clean record). For EU/EEA citizens, visa-free entry already covers up to 90 days per 180.
  • What's the currency? Where do I send the money?
    Contracts are written in EUR. Funds are transferred from your home-country bank account to the developer's escrow / business account at a major Albanian bank, against the signed contract. We share full IBAN, banking and compliance details before any payment.
  • Off-plan vs ready — which should I buy?
    Off-plan: lower entry price, payment plan follows construction, ability to choose floor / orientation, longer wait for income. Ready: higher unit price, immediate income, no construction risk. We have both. We don't sell off-plan unless the project is past foundation stage.
  • What about ongoing maintenance fees?
    Each residence has a homeowners' association (administrata) with a monthly fee covering common areas, security, gardens, pool maintenance and reception where applicable. Typical range €30–€80/month for the residences listed above.
