1. Who we are

2. What personal data we collect

When you submit the contact form on this site, we collect:

• Identity & contact — full name, email address, phone number (in international E.164 format).
• Inquiry context — country of residence, budget range, intent (investment / second home / relocation / exploring), preferred contact channel, best time to call, optional free-text message.
• Technical metadata — IP-derived country, locale of the page you submitted from, the originating page, UTM campaign parameters if present, the date and time of submission.
• Consent records — your GDPR consent and (separately) your optional marketing-communications consent.

Browsing data: see our Cookie Policy. We do not use server-side trackers that bypass the cookie banner.

3. Why we process it (legal basis)

• To respond to your inquiry — Art. 6(1)(a) GDPR (your consent), Art. 6(1)(b) GDPR (steps prior to a contract). Without this data we cannot reply or send matching property options.
• To send marketing updates — only if you tick the optional marketing-consent box. Art. 6(1)(a) GDPR. You can opt out at any time.
• To prevent fraud and abuse — Art. 6(1)(f) GDPR (our legitimate interest). We use a hidden honeypot field, a 3-second time trap, and rate limits per IP and per email.
• To meet our legal obligations — Art. 6(1)(c) GDPR. Records may be retained for tax, anti-money-laundering, and real-estate regulatory purposes if a transaction proceeds.

4. How long we keep your data

• If you do not become a customer: 18 months from your last interaction, then deleted.
• If you do become a customer: for the duration of the contract plus 10 years to satisfy Albanian and EU tax / AML record-keeping rules, then deleted.
• Marketing-list entries: until you unsubscribe (one-click in every email), then deleted within 30 days.

5. Who we share it with

We share your data only with the parties strictly required to deliver the service:

• Email infrastructure — our transactional email provider, processing inside the EU. Used to send your confirmation and to notify our sales team.
• Hosting and CDN — Vercel Inc., for site delivery. Standard contractual clauses apply for any data routed via the United States.
• Advertising platforms — Meta (Facebook) Conversions API, only if you accept the analytics cookie. We send a hashed (SHA-256) email and phone, your country, and the value of the inquiry — never the plaintext message body.
• Independent professionals — notaries, banks, and legal advisors strictly when you ask us to coordinate a property purchase.

We never sell your data, and we never share your free-text message or any sensitive details with the advertising platforms above.

6. International transfers

Some of the providers above are based outside the European Economic Area. Where this is the case, we rely on the European Commission's Standard Contractual Clauses (SCCs) and supplementary measures. You can request a copy of the relevant SCCs by emailing administrata@futurehomedyrrah.al.

7. Your rights

Under the GDPR (and the Albanian Law no. 9887 on the Protection of Personal Data) you have the right to:

• Access the personal data we hold about you;
• Have inaccurate data corrected;
• Request deletion ("right to be forgotten");
• Restrict or object to specific processing;
• Receive your data in a portable format;
• Withdraw consent at any time, without affecting the lawfulness of past processing;
• Lodge a complaint with the Albanian Information and Data Protection Commissioner (idp.al), or with your local EU supervisory authority.

To exercise any of these rights, write to administrata@futurehomedyrrah.al with the email address you used in the form. We respond within 30 days.

8. Security

Submissions are sent over HTTPS, stored in encrypted databases, and accessed only by personnel with a contractual need-to-know. We log administrative access. We do not store credit-card data on this site.

9. Children

This service is not intended for users under 18. We do not knowingly collect personal data from minors.

10. Changes to this policy

We may update this policy. Material changes will be flagged at the top of the page with a new effective date. Continued use of the site after the update constitutes acceptance.
